Ivywood cottage is medieval in age, but contemporary in design, with luxurious finishes and fine detailing. The house is in a unique rural setting and was once part of the Gawdy Hall Estate. The house sits next to a beautiful 15th century church, set within a 3 acre church yard. Glorious and plentiful Waveney Valley walks in all directions. Guests have complete privacy and run of the house, including a private garden. We respect our guest's privacy, and are on call for any advice or assistance that you may need during your visit. The cottage is a short picturesque drive from the coastal gems of Southwold and Aldeburgh. Harleston and Bungay are quintessential English towns with charming independent stores, delis, family butchers, bistro cafes, pubs, restaurants, and tea shops. It's the countryside, most people drive. Diss is the mainline station between London and Norwich and is just 15 minutes by car. Cycling is very popular and the cottage is on a regular time trial route. Buses are very reliable and the village is well serviced making it easy to hop between Suffolk and Norfolk villages. There is fabulous walking from the cottage. Located in the Waveney Valley paths such as Angles Way which follows the Waveney river valley are right on your doorstep.

Whether you are single or travelling as a couple, the Old Rectory can offer you respite, privacy and comfort away from home.

The Old Dairy, a rural Norfolk hideaway

For over a hundred years, this characterful old dairy was where the cows were milked at Hawthorn Farm. Sympathetically and luxuriously converted into a two-bedroom cottage in 2017, it is self-contained and completely detached. Inside, original walls, beams and vaulted ceilings give it a spacious, airy feel. It has its own fully-equipped kitchenette, and a bathroom with a large shower, WC and basin. The spacious 18 x 14 foot carpeted living space has two huge comfy sofas and a table and chairs.

Kiln Cottage allows you to immerse yourself in a haven of wildlife and tranquillity, surrounded by beautiful countryside. Situated in the grounds of our 17th Century home, it is a private sanctuary, with high quality decor and all modern facilities. Wake up to the sound of birdsong whilst enjoying locally sourced artisan coffee and produce. This large vaulted space has an open-plan sitting and dining area, complete with separate fully fitted kitchen, bathroom and two luxurious double bedrooms.

The Little Barn, a 16th Century hideaway artistically restored, by a Suffolk artist. With no through traffic and no light pollution, silent evenings and clear night skies. Topcroft is a sleepy village beside the Waveney valley and 25 minutes from the medieval city of Norwich. You'll love this rural location. Our beautiful little shepherds hut is ready for letting. Get away from it all and stay under the stars deep in the Suffolk countryside. Our Shepherds hut is situated in the corner of our field surrounded by hedging and stunning views. If you’re a keen cyclist there’s many different routes in the area as well as many footpaths for avid ramblers. If star gazing is your thing then we can promise you we are not affected by light pollution and if you’re lucky you’ll hear our resident owls too.
