The Waterfall Casita: A-frame with 30ft Waterfall

Nestled among Hemlock trees & steps from a 30 ft waterfall is our cozy A-frame cabin. Sitting on 33 private acres connected to state land, enjoy waterfall views while sipping coffee in front of the fireplace. The casita was intentionally designed to feel like a home away from home. In summer, cool off in the waterfalls & private streams, in autumn take in the stunning foliage & in winter ski/snowboard at Belleayre (25 mins away). Alder Lake & the Pepacton Reservoir fishing are a 10 min drive.

Welcome to our Catskills Cabin Nature Oasis, where you'll enjoy an old-fashioned Catskills stay in comfort and privacy in the heart of Balsam Lake Mountain, surrounded by an abundance of fall foliage, right near the quaint village of Margaretville. SECONDS from hiking trails, and MINUTES from skiing, canoeing, kayaking, and Village shops and eateries, our cozy cabin is equipped with a dynamic kitchen, wood stove, wrap around deck, screened-in porch, grill, fire pit, heat/AC, Smart TV, & more!

Parkston Schoolhouse

Relax and unwind in this historic converted one-room schoolhouse. Built in 1870, the Parkston Schoolhouse served all grade levels in the Livingston Manor area. The schoolhouse was retired and converted to a cozy cottage style home in the mid 20th century and has recently been renovated into a stylish tiny home getaway. The home is tucked into the hillside along the beautiful, winding Willowemoc Creek and is set amidst a lush Catskill landscape just a five minute drive from Livingston Manor.

Recharge and unwind in this gorgeous space nestled in the woods. The Mountain Terrace has an indoor wood stove, a deck with a beautiful view, a fire-pit, 3 bedrooms and 2 bathrooms. This stunning house has been recently renovated and offers total privacy and serenity - sitting on 5 acres at the end of a quiet road. There is a washer/dryer, a dishwasher an artist cabin and a yoga studio. An easy 15 min drive to Livingston Manor for great restaurants, shopping and activities. Pet friendly.

Groovy Chalet: Cool Mid-Century Mountain Digs!

Now entering our 8th season, the Groovy Chalet is a 750 SqFt mountain pad with a private deck, driveway, and entrance. Our great proximity to hiking trails and skiing was mentioned in Travel and Leisure's "Best Small Towns in the Catskills" feature in 2022. This groovy unit is located between Belleayre and Plattekill mountains and is close to cool towns like Andes, Flesichmans, Pine Hill and Roxbury. Well behaved and housebroken pets are welcome for a $50 fee. NO ADDED CLEANING FEE.

Welcome to Cabin in the Sky! At 1,671 ft elevation, Cabin in the Sky is a newly renovated log cabin nestled in the mountainside with tranquil views. The home offers the perfect combination of seclusion and convenience. In the mornings/evenings, enjoy a cup of coffee or glass of wine from the private deck which overlooks pure nature (not a car, street or building in sight). During the day, take advantage of the local hiking, skiing, farmer's markets, restaurants and shopping.

The Loft is a great base for your visit. Explore fun towns like Margaretville & Andes. The loft is a cozy, private spot to unwind in a peaceful mountainside location. Super savings on longer stays, too! Great holiday dates still open. Cold weather is coming. Fantastic skiing & boarding nearby at Belleayre and Plattekill. Our private road is plowed and sanded. To ensure smooth winter travels, you MUST have an AWD vehicle with WINTER tires. No AWD needed rest of year.
