We are surrounded by fields located about 1 mile from the village and pubs. You can head out for a county walk right from the door step. Several National trust properties in the area. As of May 2025, we have extended the drive way to make parking easier. Guests have space for one car to park on the driveway.

The lovely Sussex coast is less than an hour by car or you can catch a train from nearby Three Bridges station.

The annex is a self contained bright studio of roughly 25 square meter with its private and secure entrance, close to the main house, so we are not far away for help and advice. We are situated in a very beautiful spot of Sussex, 10 minutes to Ashdown Forest and only 20 minutes from Gatwick. We are 3 miles away from the center of the charming market town of East Grinstead. Unfortunately there is no public transport close to us.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
