BEDROOM Warmly lit by a floor-standing lamp, supplemented by reading lights within easy reach over the lovely Kingsize (5ft/152cm) bed. A huge built-in wardrobe with three mirrored doors provides great storage & hanging space, and the room is a short hop from the bathroom. BATHROOM The tiled bathroom features a full-width walk-in shower with powerful fixed & hand-held shower heads, A modern basin offers instant hot water, set against a full-height/full-length mirrored wall. The WC and heated towel radiator complete the picture. SITTING ROOM The front door leads directly to the living room, meaning it enjoys a natural flow to/from the private courtyard. Seating is comfortable and tables are plentiful. Warm lighting highlights walls hung with pictures, and the sash window has working shutters. KITCHEN Clean & modern with wooden worktops and light flooding in through two sash windows, which open and link to the courtyard. Masses of drawers/cupboards and fully equipped - gas hob, electric fan-oven, microwave, dishwasher, fridge with freezer compartment. UTILITY ROOM A modern automatic washer/dryer operates quietly behind a closed door off the main living room. This walk-in area also provides a wealth of storage and worktop space for associated items. PRIVATE COURTYARD The private basement courtyard enjoys the morning sun and comes equipped with a table and two chairs. It isn't naturally overlooked, but the three sash windows from the flat itself open wide onto it, meaning that those inside aren't isolated from those inside. The street above is inherently quiet meaning that this idyllic undisturbed space is a huge asset to the property and will enhance summer visits. Perfect for al-fresco breakfasting or evening drinks. ARRIVAL On your arrival the property will be set up with fresh bed linen, towels and dish towels. You can wash & dry anything easily anytime, but for longer stays extra linen can easily be provided by prior arrangement. ACCESSIBILITY Sadly the age of the property and the basement location mean that access will be unsuitable for some. These factors are regrettable, but are outside the scope of any adaption we could do. The self catering accommodation consists of a spacious open plan kitchen and dining area and a large living space. There is one double bedroom and a large shower room. The cottage sleeps two and offers peaceful surroundings within easy reach of St Andrews. The kitchen is fully equipped including washing machine and dishwasher. The Bothy has its own private parking area.

Please note, although capable of accommodating 4 people, we are unable to seat 4 at the table, this is due to space restraints

Nestled within our grounds in our lovely countryside setting, Beech Lodge provides an ideal self catering escape with private hot tub in a relaxing peaceful setting with plenty to do and see in the surrounding villages. SADLY WE ARE NOT ABLE TO ACCEPT RESERVATIONS THAT MAY RESULT IN A PARTY, NOISE COMPLAINTS, OR DAMAGES. This is sadly due to an unacceptable amount of damages, disrespectful use of the properties and amenities and noise problems.
