Das Schlafzimmer wie auch die Küche haben einen Zugang zu Balkon und Terrasse, mit Blick auf den Ammersee. Zudem gibt es einen Freisitz zum entspannen im anschließenden Waldstück, dass auch zu der Wohnung gehört. Das Auto kann in der Tiefgarage abgestellt werden. Ein Fußweg führt in 10 Minuten zum See und zur Strandpromenade

Direkt vom Anwesen gehts auf die zahlreichen Wanderwege des Schellenberges. Simbach am Inn / Braunau mit allen Geschäften sind 8 Minuten mit dem Auto entfernt. Das Rottaler Bäderdreieck ist in unmittelbarer Umgebung, Burghausen, Passau, Salzburg und München unter einer Stunde erreichbar.

Weil es in einer Wohnsiedlung liegt, ist es sehr ruhig ohne Durchgangsverkehr. Zur nächsten Autobahnauffahrt (München-Salzburg/Kufstein A8) sind es nur ca. 4km. Von hier kann man gleich Loswandern und Biken. Der Radweg ist 1 Minute entfernt, das Schwimmbad 5 min zu Fuß

Destinations like the Therme Erding, the Munich Trade Fair and the Munich airport can be easily reached by car. Excellent public transport connection brings you to Munich's Marienplatz within 40 minutes. The S-Bahn train station can be reached by stairs.
